Time to push ahead of the pack!

In this market, Agents need to be able to separate themselves from the competition.


Remember when you were unique and impressed your Sellers because you promised you'd come and take a lot of pictures and would put together a full color brochure. That just won't cut it anymore. Sellers want, expect and in many cases are demanding more. 

To separate yourself from your competition, you have to demonstrate how you can achieve their goals by getting Maximum Exposure to the marketplace that results in the Seller obtaining the highest possible price in the shortest amount of time. Right?

Now, here are some interesting new statistics released in 2009: There is a tremendous opportunity in a pretty obvious place: VIDEO! According to the National Association of Realtors (NAR), only 1% of the agents are using video to market their listings, yet 73 % of all sellers would list with an agent who uses full motion video to market their property. Understand? That 1% is separating themselves and surging ahead!

In other words, using video as part of your everyday marketing plan gives you an edge over 99 % of your competition! If you want to convert more listings into signed business in the future, video is one tool that shouldn't be overlooked. Let's say you are in competition with another agent for a listing. The other agent does the same old song and dance... I'll take pictures, I'll make a color brochure and (here's the big one) I'll sit your open house... Right.?. Most seller's have heard that over and over and over. Now, it's your turn. I'm going to also take pictures, and make color brochures, but, in addition, I'm going to film your property, make a " full motion marketing commercial". There will be a voice over description of the property and some nice music. Buyer's will really get a feel for your home and it's true layout. I will also be able to include the neighborhood's great amenities.  It will be like having an open house 24/7. Guess who gets the listing, and gets the referral?

Think Full Motion Video is too expensive? Now, consider this... How many agent are still advertising open houses? Putting Listings in real estate magazines and local papers, hiring a professional to photograph that high end property? How much does that cost? If you take some of that money spent and put it into a video, you have a virtual open house that can, and will, be viewed by more people that will ever walk through your doors during a traditional one.  

Why? Google's algorithm appears to rank videos higher than podcasts, blogs or static Websites with just pictures. So, using video helps you increase your search-engine ranking. 

So, what are you waiting for? The demand for full motion video is not going away. Get out there and get filming!
