The Only Beauty in this Baltimore Home for Sale...a Butterfly! 

I am working with wonderful clients who invest in Real Estate, perform extensive rehab then re list with me. So even though you all know I am a listing agent. To me these are not buyers but Future Listings!

My job is to find the best of the worse properties, the ones with the most potential, the ones that absolutely need TLC (Tons of Liquid Cash).  Having an eye for the market, the neighborhood and the resale value is critical. So we look at a lot of homes and we write a lot of offers. We will be writing one on this property even though  The Only Beauty in this Baltimore Home for Sale... is a Butterfly!

This week we toured one such property and the Only Beauty Found in this house was this magnificent butterfly which landed on the dilapidated screened porch overlooking a collapsed pool and a deck in dangerous condition.

This home was covered in mold...like someone took a can of black paint and sprayed many sections of the walls. The kitchen walls, also with mold, had no appliances and the counters, cabinets and backslash were missing...well not quite..the counters were on the floor.  Again the only beauty was this magnificent butterfly. This photo was taken on the other side of the screen.

No pictures to show of the house because The Only Beauty in this Baltimore Home for Sale...a Butterfly!

Could have named this post Bats to Butterflies..Never Know What Will be at a Settlement Table! So Keep an Open Eye!

After a little more research in my butterfly books, I'm going to change my mind. It is the eastern tiger swallowtail (Papilio glaucus), which makes me happier.

The western tiger has a thicker long black streak on each side of the body, whereas the eastern tiger is broken like that in your first two pictures.

Well Margaret if there's a butterfly in the title I'm gonna open it. It appears you have a Eastern Tiger Swallowtail / Papilio glaucuc Linnaeus species there!

Russel, Eastern or Western, it is a beauty. They do look very much alike. Thanks for the link to the Western tiger. Had I not done some research last night...it would have been just a butterfly..and nothing more.

You need to turn it into a butterfly haven....rehab can be challenging ....we have had some folks who think changing the carpeting will qualify for cracking the price six figures on a flip...oh not ...tlc is right ! Have an outstanding weekend !

Sally, Don't think we will be getting this one. Been on market almost 6 months, now a new agent has the listing. It would take  major TLC to make it livable. The counter was way out of the ball park!

A butterfly haven sounds delightful. I could blow up these photos and design around the colors.

Sounds like a tear down and start all over to me, but it would probably require too much cash to do so.  It's nice to be able to see the potential in a house - the beauty it could be.  Sorry I missed your call yesterday.  Thanks for the heads up on the typo.  I'm reading your book right now!

Hi Margaret, I have been to a few places like that. An REO property that  I sold to an investor,  the agent didn't even remove the dead rodents. They just left them right on the floor. Those rodents photos along with some other choice ones were sent to bank and saved the Buyer tons and that was after the price had already been agreed to. Even the listing agent was shocked that they lowered their own price substantially. It was an interesting experience but certainly not one I wish to repeat any time soon.

William, I have never had the pleasure of negotiating with deceased rats. Photos at the settlement table are priceless. Have used them several times when I thought there might be an issue after a walk through.
