What do I say for 50 minutes??

roundtable- colorfulI have been nominated to be on the Pell City High School's Career and Technical Program's Advisory Council. Wow. They are trying to improve the school's courses and programs offered to our students. They have added career programs this year to include Housing, Personal Finance, Media Publications, Drafting, Public Management, etc... I, of course, have been asked to represent the Housing program on the Advisory Counsel. panther

Now, this is the challenging part. Tuesday night I was asked by the teacher of this course to come speak to her class about what students need to know about purchasing the home. I will need to speak for 50 minutes. I could talk ALL day about what they need to know. Lord knows that they need to know WAY more than they are EVER taught for the real world.

So, I'm asking you guys what you would consider to be the most important aspects of buying a home I should cover in 50 minutes. I admire and respect what you guys have to say. THANKS!

As a side note, there will be a gentleman coming to speak on Finance so I really won't need to discuss loans, lending procedures, etc.

Thanks again for your input! We get to change the lives of a generation!

Speak to them on a sixth grade level. Pause alot....to keep this group interested, crack a joke every 3-5 minutes. Ask lots of questions that require a show of hands.........Ask stupid questions that require a show of hands...this produces laughs. Talk about how buying opportunities always exist. Real Estate is a long term proven investment. At the end of 25 years, you own the property and live rent free or you rent it out and collect income. Explain Real Estate cycles and how they go round and round. Keep things light hearted. Have fun with this and do not take this seriously. From their point of view, they can either be writing an essay, taking a test, doing homework, or listening to you. I know they would rather be listening to you.....Dont sound like a teacher. they have had enogh of that. Dont talk High School talk.....

They will be fascinated by what you do,.  they'll be interested in the technical aspects of our profession.  I'd cover the very basics for about a quarter of the time.  (Like building and keeping good crfedit) The stuff you would tell a very begining home buyer.  Remember some of these kids will buy at age 20 or 21 they need to know.  Talk to them about the aspect of working on commission.  You'll have a great time.

Nicole - first, congrats on being recognized and trusted enough to be invited. Keep it simple but don't talk down to them. Keep it simple and have bullet points. If you are using a presentation, figure about 5 - 6 minutes a slide. Colorful illustrations, humor always help. Ask them questions and let them ask you questions. And remember, they are sixth graders, probably smarter than your fellow agents, almost all politicians and certainly newscasters.

Tell them to not buy more than they can afford! :) Seriously, even if you qualify for X amount, tell them to buy a home below that amount. There are always hidden costs in owning a home and they don't want a home and not be able to do anything else, like go out with friends for dinner. It is never to early to start teaching kids the value of not overspending and their home is probably the biggest purchase they will ever make.

Nicole I think you will need to find a way to relate housing to something else that interest kids.  For example"

  • Peer pressure or keeping up with the Joneses - show them it's important to consider one's needs and the needs for their own situation and not compare themselves to others
  • Down payment and discipline:  You might talk with them about how saving money for a down payment is a way of testing their commitment for the long term goal of home ownership.  Compare it to saving money to buy that handbag like Gwen Stefani or latest pair of tennis shows like Air Jordan

You get the picture.  You've got to talk in terms that they can relate to.  Good luck and I'm sure you'll do fine.

I would share some funny stories in real estate and some of the homes you've visited that were funny. I would throw those in to keep it light and fun. Stress to them how important it is to save money and to have a good credit score. You can never start too soon. I had a 19 year old buy a house and he had great credit and made great money working construction.

Wow guys! Great responses. I know it will be fun! I want to make sure they hear to SAVE MONEY first and foremost. Then how important it is to KEEP your credit good. I think I will talk about homebuying and selling experiences that have been funny too...to keep it light and humorous.

@Richie- I think I will really get them involved. This is a great idea. I want to talk about the "American Dream" and what they have to do to make that a reality too.

Nicole, I agree with every ones post they are all good, I would ask them to ask me questions, what they want to know....get a feel for where their heads are at we tend to assume and at times it hurts us...I would make a list of about 10 very important career aspects challenges, college hours, test, money,brokers,books to read before deciding to go into that particular field.

I would also do a brief case study of a buyer and a agent or a seller and an agent, i would do a presentation power point, I would do hand outs so they will have an idea of the buying and selling process as well as obtaining a Realtor for the Job.

Take your time write down your ideas and go with it, preperation is the key.
