It's a question I haven't been asked before, "Should we rent or should we buy ... when we already own a home?"
Should we sell our house and buy another one?
- Or -
Should we rent out our house and rent another one?
There's a couple more choices they haven't asked me about (yet)

This young and growing family needs more space, and they don't believe they can sell their current home. These two questions have very complicated answers.
First, several more questions must be answered -
Can they qualify for a loan?
Can they qualify for enough to get them a house bigger than what they have?
Can they get enough rent to cover their current mortgage, or can they afford a slight loss each month?
Can they find a house to rent that meets their needs and is within their budget?
Can they sell their current home for enough to cover what they owe and give them a down payment?
When these questions are answered, the path may become clear. In fact, they just might be left with only one choice - to stay put.
So that's the task before me - help them answer the questions that are within my expertise and direct them to others who can help them answer the rest.
Whew - better get to work!
