With villas in short supply and the difficulties involved in finding a property not too far away from the heart of Dubai (traffic is a nightmare, remember), its no surprise that the Arabian Ranches freehold development has been a resounding success. It is made up of a selection of villas situated next to Emirates Road in Barsha and the Emirates Golf Course. The most extravagant of these properties may well be the Hattan villas, which are located right overlooking the fairway and offering beautiful unimpeded views.
These villas are targeted at the family market, with the square footage ranging from 4,742 square feet all the way up to 6,419 square feet, if you really like your space. The gardens are fully landscaped and you have access to the Lakes club which offers excellent leisure facilities. All in all, it’s a spacious house with a garden, fantastic views and a good location.
Investors that jumped straight in when these properties first released really made a killing as they are still highly sought after and I don’t need to tell you that the prices have risen quite rapidly. Despite that, it is still a good bet to invest in a Hattan villa if you really want to make Dubai a permanent home and you are bringing all your immediate relatives with you. While apartments are much more available on the market, demand for villas is so strong and exceeding supply simply because people want more space. With an apartment, no matter how big, you can’t just go outside and sit in your garden (unless you have a penthouse with terrace of course) and you just don’t get as much square footage for your money.
Serious property investors should realize that while property prices have gone up with the Dubai property boom, you can still get your money’s worth and Hattan villas, along with the rest of the Arabian Ranches development, definitely fall into this category.
