Would You Call Him A Real Hustler Or An Unethical Licensed RE Con Man?

What about the RE agent who hustles a client into a listing by telling him he has a buyer for his home that's willing to pay whatever he's asking just to get a listing and then brings him an offer below that number? 

An agent shows up on my doorstep one Saturday morning (before I became a Realtor) and asks me if I'm interested in selling my home because he has a buyer who likes it and is willing to pay my price. So I say fine I'm asking 2.7 million. He says "Great! Let's write it up!"

He then proceeds to bring me an offer far below that and suggests that I counter somewhere in between. I then tell him, irritated as I should be, that I did not ask to list my home. He solicited or should I say seduced me into listing it. I've been in my home for 30 years and had no intentions of selling unless I received my Zillow "Make Me Move" price.

Then he becomes irritated with me and insists, with almost strong arm pressure I might add that I submit a counter somewhere in between my asking price and his clients offer. While many RE professionals may think thats just good ole fashioned hustling I think it borders on unethical professional protocol if not an outright con. 

I'd like to hear what the AR community has to say about this as well as the general public so I'm posting this to everyone who wishes to comment.

It is sleazy.  I had a seller tell me one time another agent told her she had a buyer and asked to show it.  The agents shows up with several women who do not speak English and shows them around the house.  The owner looks out the window as they are leaving and all the women are getting into the car with the ad on it for a cleaning company.  (They were not buyers).  Agent then tries to get owner to sign exclusive right to sell agreement before the buyers get away.

I tell people if an agent tells you he has a buyer you can sign an agreement to pay a commission for the specific buyer.  Do not be hustled into an Exclusive Right To Sell

I think it sounds a little unethical. It may okay to approach a homeowner and ask if they want to sell because they have an interested buyer, but then to strongarm you and almost demand that you counter is going to far. What a jerk that guy sounds like!
