The value of your house can increase or reduce depending on what state it is in. Once you have decided to sell, you need to find out what you can do to improve the value and attract potential purchasers. Property agents, after all, have a plethora of examples of sellers who apparently got it wrong. This series will explore the possible ways to add value to your house before listing it, and talk about the features that could actually drop the list price. To start off with, we will look at the two most crucial improvements in your home and how you can increase your properties value by renovating them. The kitchen is the first area we are going to look at, so this article will help you with improving the function as well as the look of it.

An Improved Kitchen

It may seem like a non essential expense, but we can guarantee it's one of the best uses of your hard earned money you could think of completing. For most house owners, the kitchen is the most critical room in the house. Kitchen remodelling is a good way for you to increase the value of your home and put a new spin on old living areas, but it's more than buying a paint colour and cabinet style. When undertaking the upgrade, remember the look you are going for needs to be airy, functional as well as beautiful. It's not going to come cheap refurbishment will add double what you paid out, but you are still looking at $40,000 or more. Increasing the value of the home dramatically and hopefully leading to a quick sale is the result when your kitchen looks good and stands out.

If the kitchen is little look at cost effective ways of creating space such as moving items to other rooms or the basement. If you have the money consider putting up an extension, if it is compact you probably won't require a permit.

Look at the access to the area, make sure it's easy to get into, plan the space to work with thought and use good quality materials. Consider re-laying your floors with high-quality flooring, such as wood, laminate, tile, or stone.

Do not purchase appliances just because they have all the buttons, look at what you need rather than being swayed by gadgets. Cookers are rarely big nowadays and offer convenience and function to your kitchen. It is a wise move to invest in energy efficient appliances; it serves as a big plus for the potential buyer.

Not all jobs needs to be costly, painting the kitchen is cheap and easy to do. It's also the one most likely to be an adequate selling point for your house. Crisp, clean walls in pleasant neutral colours should be your top choice. They make everything look and appear their best with just about any decoration. Colours such as bright red, yellow, and purple should be avoided, it doesn't matter how good they look, it;s not you thats living with it but the potential buyer. The more peculiar the colour, the more likely that potential buyers will be deciding how hard it will be to paint over.

Be sensible when thinking about what to remodel, new doors and window are not necessarily going to add very much value to your house. Stick with kitchen remodelling jobs that are most likely to appeal to the broadest range of viewers.

Jay Banks, who deals exclusive Richmond BC homes for sale, says: "I have experience many properties, which market position was severely affected by the insufficient renovation state. Just a minor expense would bring solid shift upwards."

Thanks for the post, I am going through a renovation with the purpose of selling at the end. You've some good points about spending most of your budget in the kitchen.
