Do Not Discrimate Against Families With Children

The U.S. Department of Houseing and Urban Development has charged a rental owner and their onsite manager with housing discrimination in the state of Ohio.  They refused to rent certain apartments in their complex to families with children.

No owner or manager may refuse to rent to a family with children as their basis for denial.  If you are an owner of rental property do not make up your own rules without getting educated.

Some people do not get it.  It is pretty clear that families with children cannot be discriminated.

Oftimes we hear other Property Managers who say that they won't rent to families with "lots" of children - based on the number of bedrooms... This is often quoted as the Heartbeat Rule".  They claim that you may only have 2 heartbeats per bedroom, no exception.

I disagree with this premise.  If you had a good tenant in a 2 bedroom, who then got married - still ok.  Then they had a family, triplets - could those babies not share a bedroom?  This "Rule" is ridiculous. 

There are also many cultures in our great culture that "family" may include many generations...

As well as families who are scaling down in order to be able to live within their means, which often means more than just 2 heartbeats in the bedroom.
