Foreclosures, Loan Modifications, Short Sales....Oh My

How about some positive news for a change.  Yesterday CAR announced there is a 64% affordability for potential California homebuyers.  It is estimated that a married couple only needs to make between $10-$15.00 an hour each to qualify for the median home in CA.  The Eco Boomers have now graduated college are getting, married, and starting families. The Baby Boomers are now mostly ready to retire or think about retitement and ready to sell them their homes.  In most areas a house payment is consideribly lower than rent.

So why is it that each day we hear nothing but negative reports from the media or worse our own industry telling us that there is no good news about the real estate market?  Well for the same reason they cancelled Tony Robbins new show after only two episodes.  The media is so negative spin oriented that they feel that it is much more entertaining to see someone cheat on a spouse, clean up a trashed out horders house, do a drug or alcohol intervention, eat something discusting, get voted off the Island, be insulted by hosts that tell them they look something the cat dragged in, or have every other word bleeped because the star can not say a sentence with out the over use of the F bomb.

So how about we do our own positive spin on AR.  I challenge everyone on Active Rain today to write something positive about our industry like a recent buyer that just got their first home, or a seller that is off to live closer to their grandkids thanks to your efforts etc.

Here's mine:

AFTER MANY WEEKS OF DELAYS AND COMPLICATED PROBLEMS A WONDERFUL BUYERS AGENT AND I HELPED A FAMILY BUY A HOME THAT WAS IN NEED OF MUCH REPAIR.  THE HOME HAD SAT VACANT FOR SEVERAL MONTHS AND WAS UNFINISHED BOTH INSIDE AND OUT.  THE FAMILY THANKS TO THEIR EXCELLENT BUYERS AGENT WERE HELPED EVERY STEP OF THE WAY AND BOUGHT THE PROPERTY WITH A 203k REHAB LOAN. THE PROCESS WAS LONG AND OFTEN FRUSTRATING BUT THE AGENT HUNG IN THERE AND NEVER ONCE PUT HIS EGO IN THE WAY OF THE TRANSACTION.  THE BUYERS CLOSED ESCROW LAST FRIDAY AND ARE NOW IN A HOME THAT OTHERWISE WOULD HAVE BEEN OUT OF THEIR REACH.  PERSISTANCE, PATIENCE, AND COOPERATION WERE THE KEY TO THIS TRANSACTION.  THANKS JEREMY CURNOW REMAX TEHACHAPI YOU ROCK!

Hi CJ! I actually shared positive real estate news with my wife’s hair stylist today, about how affordable homes are now because of their low prices and the shockingly low interest rates. Turns out she and her husband were thinking now’s a great time to buy a bigger home, and my story confirmed it. So… she wants me to list their home and find them a new one.

Hi Bill:  See now if every REALTOR (and there are over 1 Million of them) did this one time we would sell at least 1 Million homes which I think would end all the bailouts once and for all.  Congrats and keep up the good work.
