I recently sat down with Leo Bourgeois, Master Electrician and Owner of Bourgeois & Son's Electric LLC in Lake Charles, LA to discuss  electrical issues that are commonly found in home inspections.

 

With many consumers entering the investment market or flippers in real estate, many times there are electrical upgrades involved with the remodel that were not anticipated.

Many Lake Charles Home Buyer's are drawn to the Garden District or Charpentier District  in downtown Lake Charles.  These older cottage style homes have charm, but due to the age of these homes the electrical wiring, breakers or panels may not be up to current code.  A home inspector will always find an electrical issue!

It is common for home inspectors to find outlets with reversed polarity or ungrounded circuits in kitchen and bathrooms.

I recently had a situation with a Buyer concern. During the inspection  the home inspector pointed out that the home had a Federal Pacific panel which was outdated to today's standards. The breakers were functioning properly but the Buyer was concerned, when the inspector said there was a possibility of the breakers tripping so I suggested that the Buyer obtain the opinion and/or estimate from a licensed electrician about this electrical issue. 

Sometimes when managing a listing for an absentee owner, if an electrical issue arises, as the REALTOR I have to obtain estimates for the owner.  I have been very impressed with Bourgeois & Son's Electric.  My calls are always returned in a timely manner and Leo and his crew of electricians are not so technical that you can't understand the repair, they explain in layman terms!

Good Points in this blog. We have a subdivision in Lodi with Federal Pacific main panels in them. The buyer is taking a gamble when purchasing those houses.

Marilyn... what an excellent topic that doesn't get talked about as much as it should... and no matter if you are an investor or not, this should be thought about from every buyer... and always get a home inspection and someone that definitely knows a lot about electrical systems and such... I suggested this.. nice job and good video.

The two main concerns with Federal Pacific Electric Stab-Lok panels are: 1) The breakers may NOT trip when the circuit is overloaded. This can lead to the wiring overheating which can start a fire. 2) The breakers may be loose where they connect to the bus inside the panel. Loose breakers can cause arcing which can lead to a fire. Federal Pacific Electric lost their UL rating for the Stab-Lok panels and breakers but not all FPE Stab-Lok panels are necessarily problematic. If you run across an FPE Stab-Lok panel I would recommend having it inspected by a qualified, licensed electrician. An FPE Stab-Lok panel can be replaced with a modern, safe, UL-rated panel for a reasonable fee.
