I don't do that thing called puff. But in reality ... I do.
I can't exactly explain it in literal terms, so I use a metaphor.

the good is often sold when the contract is closed ... So shoot me.
My sellers want the best spin they can get for the dollar as possible. I want traffic and I want my client's house sold...yes, even if it is a dog. I will spin the vernacular as good as I can, in order to get my client traffic.
This is where the Internet works and fails.
Truth in advertising is an oxymoron, Without an out-right lie...we can, and should, draw as much attention to our client's listings a possible. Milk toast and bland works of marketing, make John a dull boy and fails in getting the attention of the home buyer. I allude to the failed Photos and crappy descriptions littered on the MLS.
Marketing a home should never contain falsehoods and outright lies. Your license is involved. But, you should do all you should do to promote and give as much great creative descriptions as possible: to include great photos and exciting literal descriptions, in order to get the property sold.
So where is the line? It starts with the doorknob. Turn it and decide for yourself. Until then , It is fair and right to trip the light fantastic and promote the property, in fair terms, as best as possible.
Is puff bad? I think not.
That is what my clients charged me to do. Sell their property.
