How to Select the Best Realtor Possible?

Recently I wrote an article with suggestions for those owners that will like to sale their house themselves. I receive a comment from a colleague that  in reality what they should do is hire the best realtor so they could sell their house.

I started thinking on what he said and the following questions came to me:

•1.     First by hiring a realtor the seller will agree to pay him a part of the sell value of his house that could cost him a big amount of money.

•2.     How can you know you have hired the best realtor at the lowest cost possible.

Realtors are always talking of their return on investment but they forget that owner are also concerned by the same issue. They want to get the biggest amount of money from their house in the minimum amount of time possible.

So know the question are:

•1.     Which is the best available realtor?

•2.     How can I evaluate if this realtor is really willing to go the extra mile for me as a seller?

There are some questions you need to ask this professional that are not only if he/she is a realtor or not

•1.     Do you have a website? Or even better do you have a mobile website?

•2.     Are you active in different forums like Activerain, Facebook, twitter, etc.?

•3.     Are you doing a virtual tour for my house? Assign a Unified reference link to my house that you can place on a rider and allow possible customers to see the virtual tour on their phones?

•4.     What is the average time you keep a listing? Can you present data related to this issue?

•5.     What is your average percentage of the initial selling price to the price at which you sell the house? Can you show me your data about this?

If your realtor can show you all this information then you are dealing with a real 21 century top of the line professional. On the other hand if she/he starts giving you excuses on what will be really needed to sell your home either you are dealing with an amateur or a person that is not willing to go the extra mile for his/her client.

How long some keeps a listing is a business decision for them.   Some houses take longer to sell or some sellers take a while to decide they are ready.   I would go with references...that is the hallmark.

The average price to original sales price, can be manipulated by agents changing the list price before settlement.  I see that all the time.  I go with Yvette - talk to my clients and see even if it took me a year to sell the house that they are thrilled with my services.

Agree but can you always be confident that the references given by a realtor are not paid actors?

On the other hand the average price to originalk price is oficial data that can be researched on the Internet.

Of course if the references were of people you know they will probably be acceptable, but the expectations of other persons might not coincide with yours.
