Looking at the Real Estate Stats for Silicon Valley Townhouses/Condos
I Twitter the stats for several cities in the Silicon Valley every week but this morning I wanted to get more of a macro look at what was happening in Silicon Valley in the townhouse/condo market.
So I pulled the numbers for both Santa Clara and San Mateo Counties. Santa Clara County (Palo Alto to Gilroy) and San Mateo County (South San Francisco to Menlo Park, including Half Moon Bay and the other beach communities)
This is a large area and it contains some very different markets but the aggregated numbers were interesting.
What do you think of these numbers? Do they surprise you? Or confirm what you are seeing in the market? I would love to hear your thoughts.
Santa Clara County-real estate stats last 7 days condos/townhomes
New Listings=142 homes REO's 30 (21%) & Short Sales 43 (30%)
Sold=96 Homes, REO's 16 (17%) & Short Sale 23 (24%)
Pending=148 Homes, REO's 27 (18%) & 61 Short Sales (41%)
Current Inventory of townhouses/condos in Santa Clara County is 1021
REO's 163 (16%) & Short Sale 256 (25%)
San Mateo County-real estats stats last 7 days condos/townhomes
New Listing=39 Homes, 4 REO's (10%) & 11 Short Sales (28%)
Sold=21 homes, REO's 2 (10%) & Short Sales 3 (14%)
Pending=34 homes, REO's 3 ( 9%) & Short Sales 10 (29%)
Current Inventory of townhouses/condos in San Mateo County is 392
REO's 32 (8%) & Short Sale 69 (18%)
