Yesterday's USA Today reported that Home Remodeling has been on the rise.  And, if you think about it, it makes sense.  For homeowners who needed more space, wanted to down-size, or were just tired of their home, selling their house and moving made a lot of sense...... "way back when".

However, in our current market, many homeowners are choosing to stay with what they have.  Instead they have chosen to Update, ReDesign or Remodel their home.

Looking at floor plans

Using this time wisely, a homeowner can make improvements that will not only  give them a renewed love of their home but could also help them when they do decide to sell their home in the future.

USA Today's article listed 4 things to consider before Remodeling:

1.What improvements will give you the biggest BANG for your buck.
2. How do you plan to finance your project(s)?
3. Are you covered either with insurance protection while the work is being done and increased coverage if you are building an addition.  And, will you meet current building codes and standards.
4. Consider cost-saving projects that may not be as visible as new granite in the kitchen but will still add to the value of the home. These could be projects such as updating wiring and plumbing in older homes or installing energy saving windows or heating and cooling units
  If you live anywhere in Florida and have a home built before current hurricane codes you might consider impact resistant glass or hurricane shutters.

Anna- before pouring money into remodeling projects it's always a good idea to do your homework and find out what will help give you a better ROI.

Roger- I still think that is a great market for you.  Good talking to you too.

Rebecca- We're all too quick to tear something down or abandon it for something else, when sometimes all we need to do is give it a little tweak!

Cindy- 'thinking about going to Lowe's and picking up a tool belt!

Lou- Just can't see you in overalls and a tool belt!

VB- Same with me.  Love granite and hardwood floors.  However had hardwoods in our bedroom in VA and loved it. Get back to your book!

Great post.  Yes, this definitely appears to be taking place and things are picking up which is great.  August has been on fire - not just for me, but for my franchise nationwide.  Further, it seems that it's been a busy month for almost everyone I know in home improvement - GC's, painters, plumbers, electricians.

Great points to consider Kathy. Now that I've been staging for several years now and improving my own home for the past 9 while here in TX we are definitely sticking to the ROI principles of selling, even though we are not selling.  We don't plan to be in this home forever but want to keep up with the neighborhood expectations for other homes in the area, not over do it but do enough to make it competitive while also enjoying it along the way ourselves.  It's an investment in our future equity earnings!

Great post, Kathy.  House prices have finally started to drop slightly in our neck of the woods, too.  People are in a holding pattern now, and instead of selling, are deciding to make the best with what they have.  Home improvements advice is a natural area for a home stager to gravitate to.  It's to our advantage to expand our businesses and think outside that darn box.

Debbie- Congratulations! Glad to hear your business is picking up.  That's good news for everyone.  And, it makes sense for homeowners to make the improvements now whether they plan to sell their house or just enjoy it!

Karen- Since my husband and I knew we would be moving a lot, we always made "ROI/appeal to a broad range of buyers" choices in our homes.  In our last home in VA, we made improvements that would reflect the current price point of the homes in the neighborhood.  It worked out well for us when we did end up moving just a few years later.

Sally- so right.  If homeowners aren't placing their homes on the market, we can think outside the box and offer Redesign services and consultations for remodeling or updating that will help the owner choose which projects will bring the better ROI.

Kathy, I am in Ct and in the past few months it seem a lot more remodeling and additions have been started. A good sign in this economy plus we have many great trademen in our area and it is nice to see them picking up work once again
