Last week (aaaagh!) I got a first deposit check and an offer. That day we countered and the buyer's agent countered our counter verbally with a price we will accept. My seller is excited to be done and anxious to drive out of state to make an offer on another place. But we still don't have the final paperwork back. It has been a long....hot....hot....hot summer here in Greater Philadelphia, and the showings have been few and far between. Low and behold, after a long, long showings drought, 3 other buyers called for appointments. My seller dragged her feet about OK-ing the showings. I joked....I cajoled....I twisted her arm: It is not over til it is over, I told her. She reluctantly agreed. The showings are scheduled as the wait continues for the final paperwork. There seems to be a good reason for the delays. I truly believe that paperwork is in the works...but the showings must go on!
You got that one! In this crazy mixed up market, sometimes you never know when it's over. Hope it all goes well for you.
It is so easy for sellers to get emotional about getting an offer and wiping their hands of it.
We've all been there and done that. You are doing a great job advising her to keep showing!!! Hope it goes through!
It is never a deal until signatures and check in hand and then still it is not always a deal as buyers get cold feet, back out or in my case recently went out and bought a camper which showed up on teh credit report 2 days before closing and disquailified them to buy a mortgage as their dent to income ratio went up to near 70% killing the deal
It's great that you provide such steady, solid advice for your customer. Signatures make all the difference!
I don't consider it over until we are finished at the closing table and a I have a check in my hand. I have heard many tales of deals falling apart at the closing table (luckily, I have not had that awful experience myself...knock on wood!) Good for you for following through til the end!
It is not over until the keys are in the hands of the buyer.... I just had an agent reach out to me about a listing I called on a week ago for a client. A week ago everything was good, as of today she is taking back up offers. It ain't over until it is over!
Scott, thanks for the camper caution. It reminds me to keep making my "don't buy anything til you have the keys" speech. There are so many tempting sales out there. You buy a new house, you want new furniture to put in it. People need to lock up their MasterCards and checkbooks! Getting mortgages is tough.
