First off, using a San Marcos Realtor® as your buyer's agent will really help to protect you when buying a home.

Recently, I helped some home buyers to purchase a home in San Elijo Hills. This home was a short sale. The short sale process can be very long and sometimes when buying a short sale, home buyers get a little bit impatient. Who can blame them? A short sale transaction can take anywhere from two weeks to four months for short sale approval.

In this case, the buyers wanted to close quickly as school is about to begin and they want their children to start with their class at their new school. These buyers were so eager that they had their lender order to buyer's appraisal for their home loan. When I received the call from the appraiser, I told her to please wait.

You see, when participating in a short sale, the seller's mortgage lender must approve the short sale and provide an approval letter. It is customary for the buyer to conduct inspections and appraisals after the approval letter is received. Once in a blue moon (see my photo of the blue moon), the short sale does not get approved. If the buyer has paid for an inspection and the buyer's lender has conducted an appraisal, then the buyer has spent money unnecessarily. Additionally, even if the short sale is approved, if the buyer's appraisal has been done too early in the process, it might expire before the transaction has closed escrow: thus, resulting in the need for another appraisal.

Hiring a San Marcos Realtor® as your buyer's agent can really help to protect you and guide you throughout the purchase of your home. However, do make sure that the individual that you hire to represent you is a uniquely qualified Realtor®. In the example described here, you would be hiring a short sale expert as your San Marcos Realtor®.

Melissa, that is a good advice. Often times we have offers from buyers in our short sale listing that have a closing date of 30 days or sooner  because they have to move quickly. . uninformed buyers are very closely advised by their uninformed and clueless Realtors
