Combo Lockbox Codes

Just like changing the filter in your central air conditioning system, changing the oil in your car, or changing the batteries in your smoke alarm, changing the combo lockbox codes is just as important.

Many of you may not use Combo Lockboxes, but in the country we do.  In town, the Supra lockboxes are very convenient but in the country where real estate agents from different towns and areas of the Texas Hill Country show property, combo lockboxes are much more effective.  We definitely want other agents showing our properties.

Changing these codes however, is a good idea from time to time.  We must insure the safety of our clients homes and being diligent about this simple little task is important.  Once every month or two, we change ours.  So don't forget to change yours too.

Great advice- change them after each showing request. You have no idea how many Realtors® here in Florida will give the combination to "buyers" without accompanying them to the showing. I have lost count of the number of buyers who have said their Realtor, gave them the code- which to me is incomprehensible, dangerous and against all ethical practices. So I applaud your post!

Great advice Ricki, I'm amazed at the realtors that use their initials ! They have a sign out front with their name on it, Not very hard to figure out the code for most of the lockboxes. After awhile you know the agents lockbox code if they list many homes in your area.

Ricki, I know a lot of REO agents that have listings, use the same code over and over again.  However, it becomes a security breach if it is not changed routinely.  Most of the houses are vacant, but I still have issues with that.

Hi Cameron,   Yes, you should keep an inventory.  Make it a regular thing like anything else and it's not hard to change them on a regular basis.  Your clients will appreciate your diligent effort to keep their home safe.

Hi Richard,  When I find an agent has done that to me, I refuse to let them show my  properties in the future or I will accompany them and open the home myself.  Takes time but well worth it.

Hi Dan,   Our board allows us to use whatever we choose.  It is an individual office decision.

St. Cloud Homes,  That is awful!  Being able to show homes listed with your company should be a privilege and when they abuse that privilege, it should be taken away.  The Boards should address this issue.

Hi John,  That is not hard to figure out.  Agents need to be a little wiser than that!  Laziness is the bigger problem.

Hi Don,  Yes, just because it is vacant, should not give an agent or a company a right to be foolish.

Great advice, some of the agents here hate me for doing it. They say why you change the code so often, why not put it in the MLS, etc.... I tell them security. I have found that many times my properties were entered by someone other than an agent.

Out here in N Cal, we are not longer allowed to use them on MLS properties.  Maybe for inspectors, but that is it.  :)  Good thoughts!

Hi Dale,  That is another good idea, to change passwords often.

Hi Chris,    It makes sense out here in the country.  It is just too far to drive to pickup a key and different boards use different electronic keys.

Hi Ricki,

Great advice. We're a company that provides another type of electronic lockboxes. The benefit of our SentriLock boxes over the Supra boxes is the ability to provide One Day Codes to out of area agents. These codes are only valid on the day they are generated for, and you can get multiple codes each day so that different visitors can get different codes. It's a huge benefit as you still know who went to the box and when, but also accommodates for out of area agents who otherwise might not have access.

Our goal is to keep properties safe and your frequent changing of your combo codes is quite commendable. If only everyone was as dedicated as you are!

I do it for the simple fact that when agents call me instead of the showing service, I can honestly say they will have to call the showing service and make the appointment because all of my codes are different. Otherwise I am tempted to just give it to them (be nice) and then the seller is not notified by email of the showing and the agent is not sent a feedback request.  GREAT advice! I love your part of the country! Next time I visit, I'll look you up! :O)
