I begin setting showing appointments on Monday morning for the following weekend--it saves that last minutes rush and lets buyers know it takes time to select the best homes to show per their criteria, plus scheduling showings can take hours.  There's an art to showing property and it begins with making appointments in advance.

I find it amusing and perplexing that buyers think that we are just waiting for them to call and can show property at the drop of a hat.  We can....if they have an appointment.  I am a professional.  I have many items on my to-do list, and I meet with clients regularly.  It takes some time to set up a showing schedule.
