Farm Property Marketing

I have listed a NICE piece of property! The only problem is I don't know where my marketing dollars would best be spent. I am relatively new to the real estate industry (going on 5 years in Alabama) and have worked with all kinds of property, yet this is my first experience with a rural piece of property with this hefty of a price tag; $945,000.

I have done research and found a few options, all of which are EXTREMELY expensive. Bloodhorse magazine seems to be a big hit for advertising horse farms and the like. Although this property doesn't have horse stables or a big barn. It's most impressive features are the land itself. In my opinion, it would make an incredible church retreat or hunting camp. Where do I go from here? I went online and sent the listing to every church in the Atlanta area. It's close enough to us to be able to care for it, yet far enough away for a retreat being only an hour and a half from Downtown Atlanta.

So, now what?? Where do I publicize it? I have put it on over 15 websites, that includes many of my social networking sites. Where else can I go? Do you have any suggestions? Have any of you marketed a property like this in the past, or presently?

I do know that I need to get some more photos of the listing. It has a 100 year old tongue and groove pine cabin on the property that I need to showcase better. Also, I am working on having a virtual tour completed in the next couple of weeks.

What else guys?? Point me in a direction of success.

This is a tough one.  Been there, done that.  First, you are doing the right thing with all of the social media sites.  These take time and constant monitoring though.  I would recommend two things.  First, purchase a Flip video and make a short movie, then post it on Youtube and link it to everything else you are a member of.  Second, print up some color flyers and post them everywhere like grocery stores, Wal Mart, etc.  This will help.

Tough one. I suggest going the opposite direction. Pretend you had the "ideal client" looking for x number of acres (basically everything this property has) and where would you go and send your client to go to search for it? Google, horsefarm, etc. This way, the top sites and pulications that come to mind are the ones you want to invest in. That is my suggestiion.

Good responses. This is a tough one. It's very far out yet ideal for anyone who loves camping, hiking, horses, nature, wildflowers, National Parks, etc. It would be ideal for a hunting camp or a church retreat also. I appreciate your suggestions so much and will be implementing the ideas immediately. Thank you!
