The Value of Staging Your Home

In today's market, with inventory on the up side, buyers have plenty of homes to choose from. One of the ways sellers can make their home stand out above the crowd is by staging and pricing it right.

The pictures below are of a listing I just sold. It took a couple of weeks to get the home staged. Michelle Molinari and her team got the job done! All it took was paint (for a couple of rooms), moving furniture around (including putting some in storage), and strategically placing art work throughout the house. The total cost to the seller was less than $3,000 (for labor and supplies). The result was a home like the ones we see on HGTV!

On Friday, July 30th, we began marketing the property in the MLS (Multiple Listing Service), and we found a buyer that Sunday, 3 days later, when we held our very first open house!

The asking price for the property was $178,000. The accepted offer was $175,000 (cash buyer) with no concession, or over 98% of asking price.

Yes, getting your home ready for sale requires a little bit of work, and yes, it might cost some money as well (usually not a lot). On the other hand, your home will likely sell faster (saving you from making extra mortgage payments) and for more money. Isn't that what all sellers want?

Very good examples of the benefits of staging. Every home seller needs to revisit each room and think about the images to be remembered by prospective purchasers.

Staging indeed is key in selling a home successfully these days. As part of my listing requirement,, it has to be staged. I've lived and breathed it enough to know it makes a difference.

Thanks for the great comments! I can't take credit for the pictures or the staging, Michelle Molinari did it all and she did do a wonderful job!

Herb: it is sometimes hard to get people to spend on their home when they are actually selling, and that's true in any price range. However, if you work with a great stager, the expense will be minimal (they know how to do it cheap) and once you explain to them the return they will get, it's not as hard as one thinks. The 3K here included some furniture the owner purchased and they will use it in their next home. It also included labor for the painting, which some people may be able to do themselves. Also, Michelle has furniture that she rents to owners if they do not want to buy. I'm so glad I found Michelle and I did so right here on Active Rain!

Loreena: I, too, requires that my seller do some staging, the level depends on the property.
