If you are selling a home and it has a septic system, don't wait until you get an offer and the buyer gets the system tested. Be proactive - get your system pumped and tested before your even get an offer. If it needs to be repaired, get it repaired. Make sure you get a full report and document any repairs. The reason - problems with septic systems can be routine and relatively inexpensive to fix. But, a faulty septic system is very disturbing to buyers. It makes them wonder what else has not been maintained and often, buyers pull out of the deal when these kinds of problems are encountered. Plus, it's not healthy to have a busted septic system. Fundamental for agents in rural areas to know. Recommend that sellers have the system serviced before listing. It's money in the bank when the listing can say "Septic system inspection report available".
We have this same issue here in Florida. The problem is that the seller for some reason feels that it's not worth putting a couple of hundred dollars into securing the deal. I've lost several where the neighbor came over to inform the buyer that there were issues with the septic.
Anything we can do to keep somebody from stirring up a stink, I'm for it!
Noel, I just had that converstion with my client last week, as I am listing his property at the end of this week. I also asked him to have the well water tested so it will be available to prospective buyers and facilitate a quicker contract that is firm.!
