When you want to purchase a home, before you meet with your real estate agent, sit down and decide where you wish to live, what type of home you want to purchase (new or resale) and get yourself pre-approved either by your Bank or Mortgage Broker.
Then select a real estate agent that understands your needs and is willing to help you find the perfect home (or as close to perfect as possible). Interview a few real estate agents - work with the one that you feel comfortable with. The real estate agent will most probably provide you with a list of properties in your selected area, in your price point and then the showings will start.
Since you will be seeing more than one property at a time, bring pen and paper and make notes about each property what were your likes, dislikes, etc Provide this information to your real estate agent either at the conclusion of the visits or later so that she can ajust your search criteria if necessary. Lets say that you have been looking at tradionnal homes but come upon an open concept one and decide that you would prefer the open concept homes - no point in visiting traditional homes if you like the open concept ones. Communicate this information to your REA. It could be little things like you would prefer being close to public transportation or shopping or....
If you are a first time home buyer - make sure that you know what you want and that you let your agent know what you want. Communication is the tool that we all need to use.
