Tips For Selling A Charlottesville Home - Road Maintenance Agreements

When you are selling a Charlottesville home that is located on a home that is privately maintained you probably have a road maintenance agreement.

When you are getting documents together to share with your Realtor, add your road maintenance agreement to the pile.  A mortgage company will not okay a loan to a property that is not on a state maintained loan without a road maintenance agreement signed by all of the homeowners on the road.  If you do not have a road maintenance agreement, you will be limited to selling your home to cash buyers.

In the interest of avoiding last minute delays be susre to know where your agreement is as soon as you list the property.  If a road maintenance agreement does not exist, it could be a good idea to talk to your neighbors and see if you can put one together.

Remember if the purchaser can't get a loan they can't buy your home.

Sounds pretty simple to me.... you better have a road maintenance agreement when selling a home in your area!

Hi Bill - well it should be a no brainer, but  as a buyer's agent I have come across road maintenance agreement problems.  And when your client is purchasing a foreclosure the seller usually has no idea as to whether one exists.
