I am amazed at our 'staying power' in a market tainted by rampant affiliations, controlled business, steering, conflicts of interest, illegal kickbacks, and out of control greed. Twenty years ago 95% of our business was realty agent referred. Today, depite the aforesaid pitfalls, 95% of our business comes from prior customer referrals. We must have done something right. Being the optimistic kind, I'm most excited about the opportunity to stand out amidst all those exiting the market and the commonplace commodity brokers that push bad loans.

Also, the opportunity to work closer and better with agents. Let's face it, we need each other now more than ever to understand the complexities of the changes taking place. It's an opportunity to work closer together and towards a common goal; capturing the client and effectively serving them as a combined service center and as professionals.
The market in general: I like helping people understand in simple terms all about home loans and products. In a very short time my clients know how very complex loan programs work. This way I do not have to really give advice. They already know what products are best for them. If more loan agents worked in this manner we would never had a sub-prime fallout. I am also working closely with experienced realtors to sell our REOs.
Having been an underwriter I am a natural brainstormer. The Laguna area used to be my territory. Also did Affordable Housing for WaMu (lots of Multi-family projects with subsidy financing)
Jeff, have you seen a shift in what investors are seeking in your market? SFR, 4units plus, condo conversions? The Condo conversions seem to be a popular target in our area.
