Hidden Opportunities - Time To Acquire Investment Properties!
I recently stumbled across a huge SFR (single family residence) opportunity. The listing agent had it listed as a home in a well established and quiet neighborhood as a 2 bedroom 2 bath home. I don't know about your experience but for me 2 bed 2 bath is usually "condo territory" or "1920's bungalo material." As advertised it repelled just about everybody, it was indeed a 2 bedroom and 2 bathroom home.
BUT ... there was a hidden secret ... duh, duh, duh
There was an unfinished basement. 2 egress windows already in place, and stubbed and ready for a bathroom number 3. Those 2 egress windows meant 2 more bedrooms or a bedroom and an additional living space. Wow! You can't even buy a lot and build a comparable home for that.
I moved on it and we are under contract. I'm starting to realize that there are more opportunities out there. The only sure fir way to find these "Hidden Opportunities" is to get inside houses. Lots and lots and lots of houses.
There are plenty more opportunities where this one came from. It's a great time for movement into the market from the standpoint of an investor. People with cash, a little adventure and a vision for where things are headed can build a tiddy portfolio of real estate. The key is to get out there and start looking at everything on the market with an eye for that Hidden Opportunity.
