One of the best ways to invite potential buyers to your listing is what we call 'curb appeal.'  There is something so neat and tidy about a lawn that is freshly mowed and shubbery that is freshly trimmed.  And a spot of flowers in two or three places in the yard just communicates life to the potential buyer.  The details of the edging along the driveway speak of order in the yard.  When I show a home with great curb appeal, my buyers are absolutely elated.

Now the only thing that can derail this whole sensory experience is opening the door and wondering what happened.  'Oh wow, what the %&$# happened here?' is the phrase of choice.  When it's a foreclosure or vacant for an extended period of time, I can play it off as 'it's just a little stuffy from being closed up.'  But there is the other situation when it does not compute.  Seller is living at home daily and does not clean up or keep things tidy.  Maybe an inexpensive carpet cleaning can make all of the difference in matching the inside to the freshness of the outside.  I have heard Bounce sheets in strategic places are great for taming interior odours.

So sellers bring peace and harmony to your listing - nice outside and nice inside.  Yes, it is very challenging to continuously keep inside area clean.  But I work to help you get the most dollar and fastest dollar for your listing.  I will even recommend someone to clean for you if you like for a minimal fee.  I just want to do the best job possible to help you get the best deal possible for your home.

This is very important, it has to be great both inside and outside.  And no weird smells.  Smells kill buyers motivation.

We recommend that people pay a lot of attention to the outside, but you are setting an expectation for the inside.  Nobody buys a house they are disappointed in.
