OK I have decided to sell ...What's next?

Ok, Now that you have decided to see what do you do next?

No matter if you are selling For Sale By Owner or have hired a REALTOR the steps are still the same.  The first step once you decide to sell is the pricing.  If you have hired a RE please allow them to do a CMA for you, and if you are selling it on your own you can do so research to set your price correctly also.  Or call a RE and ask them to do a CMA for you.  They will be happy to do it.  Then after you have the information in front of you, set the price with your head not your heart.  We all fall in love with out house and think it is worth a Million dollars but realistically is it?

The next step, (or this could be your first step)  Getting your house ready to sell.  This is going to be some work and no one wants to work to sell their house.  But if you really want to sell this will help sell it faster and for more money.  That is the awful CLEAN UP AND PUT UP set.  Clean up everything and anything that needs to be cleaned, and put away everything and everything that is not staying with the house.

When a potential buyer come into your house you want them to feel they are at home.  And they will not feel that way if they are seeing all you personal things around the house or see or clutter every where they look.  Make sure you clean every where.  Under beds, behind doors, inside of cabinets, (because one of the first things they will do is open your cabinets).

Now that you have everything cleaned and put away, you can finally relax.  NOT!  Look at those walls, baseboards and window sills.  DO they need cleaned? painted? replaced?  You might think this is going a little too far but what is your potential buyer going to think when he/she looks at dirty hand prints on the walls? baseboards all scuffed up and and window sills all scratched up from the cat jumping up on them.  If you think it is work what are they going to think?  Yes, you got that right.  They are going to think there is too much work to do and go look at the next place on their list.

Ok, you have everything picked up, put away, and painted.........now you can relax. NOPE.  It is time to work on that curb appeal.  Walk outside and take a good look.  Does your house say WELCOME HOME to a potential buyer?  If not time to get to work on the curb appeal.  A little mowing, trimming and general sprucing up the front will be all it take.  Don't forget to get a few plants for the flower beds and maybe a nice plant for on the porch.  Or if you have nice flower beds already take the time to clean out all the dead leaves and trim away the dead ends on the plants.

Now that all that is done you can sit back and relax.   Unless your are selling it FOR SALE BY OWNER.  Now is when all the hard work begins.   You get to market your house. Run ads in the paper, make sure you put it on the internet properly so that all the search engines will pick it up, make a porfessional video and post it on YouTube.  Sit around waiting for the phone to ring, and just as you are ready to go out and have some family time the phone rings and you must tell the kids that they have to stay home so you can be there to show the house. 

Oh and don't forget you will also need to go to some of the local backs and talk to them about arranging financing for your potential buyers.  Because as sure as tomorrow is Tuesday.....you will get someone who REALLY wants to buy your house but they are having "a little trouble" finding the right kind of financing.

But look at the bright side of this.  You are going to sell your house.   Or are you?  Looking back over all that needs to be done you might ask yourself is it all worth it.  Yes it is. But as a Real Estate agent I can tell you I can take a lot of the hassle out of selling your house for you. 

We already have banks lined up to help potential buyers.  We are trained to do CMA's. We already have all the possible marketing techniques mastered. And we do not mind when the phone rings and someone wants to see a house RIGHT NOW.  All we have to do is pick up the phone and tell you to have a great time with your family and maybe just maybe your house will have an offer on it by the time you get back from the mall.

I personally feel its a huge mistake to take on the job of selling youtr home without a Realtor. The average person has no idea of provincial or state legislation, or forms and the many different things that can go wrong, not to mention the emotional aspect of dealing with a critical buyer.

Hello Mary Kay:

Realtors who at least acknowledge that a home owner has the option of selling their property themselves are much further ahead than those who don't.  Once a home owner sees the challenges that lie ahead, they are likely to choose working with a professional vs on their own.  I have suggested.
