How to get your home ready to sell.

Article 1- Outside

The way the exterior of the home looks is very important for getting buyers to see your home.  I have had buyers drive up to a home and refuse to go in because they don't like the way the home looks on the outside.

Paint the front door and shutters a color that complements the exterior of the home.

Have a cute door mat in front of the door.

Make sure the door knob is clean and shiny.

If steps to the porch are sinking find out how much to lift the concrete and have it done if possible.  If you can't afford to lift the cement at least you can show the buyer a bid stating how much it would be to have it done.  Buyers typically think any needed repair will cost a lot more than it really would. 

Mow lawn, trim edges, trim trees, and make sure all planted areas are weed free.  Buyers really like to see wood chips in planted areas; wood chips can also keep the weeds from growing if a weed barrier is placed under them.

If it is fall, keep the fallen leaves raked up.  You don't want a buyer to see all the leaves and think of the amount of time to rake them up.

If it is winter, keep the driveway and sidewalks clear of snow and ice.  Make sure the key box is easily accessible without having to make the Realtor walk through snow. 

If you have dogs, make sure their droppings are kept cleaned up.  Buyers do walk through the yard.

This is just a list of some of the most important things to do to prepare the exterior of your home for sale.  Try to remember when you were looking to buy your home.  What turned you away from certain homes and what made you want to see it?
