Where has 2010 gone? Anybody know? Cause here's a nasty fact;

Down the stretch they come

That they is us, in case you didn't figure it out. See it was plain to me because I know I'm a salesperson. But it amazes me how many salespeople don't want to admit that that is what they are. It further amazes me that they don't have a plan for success, but then wonder why they don't succeed.

Hmmm....

salesperson;  a person employed to sell goods or services

Yup; that's me.

I know, YOU need a more sophisticated title, and job description, I don't.

Let me throw some ideas at ya, and see what you think. If we would all help each other think a little more, we would all be better off. Before I start I'd like to point out that this morning Brian and Frank baby got me thinking about these things.

"meaningful conversations"

I wonder, which one of them came up with this term, or if they borrowed the concept?

First, I'd like you to think about the difference between "meaningful (business) conversations" and those that are not. I'm going to tell you that my interpretation is that one may lead to a sale and the other has no chance whatsoever. Which is which, I'll leave for you to figure out.

Second, how many "meaningful (business) conversations" must you have to develop a prospect, who would like to proceed?

Third, how many prospects turn into sales?

Fourth (last) how many sales close?

You then take the average net income per sale, and just figure out where you'd like to be.

Frank & Brian have a form, but if you want to use it you need to ask them, you know where to find them, right?

Okay, if you start thinking like this, you can develop and maybe even actually follow, this arithmetic plan to success,

or,

you can continue to fly by the seat of your pants

Please spare me the explanation as to how/why that works. Because if you think you're doing well without a plan...I don't really need to tell you the rest do I?

Here comes 2011, if you close your eyes for just a minute it'll be here. And now here's the big question?

Do YOU have a plan for YOUR Success?

Jay, I prefer consultant to salesperson. Yes I know I need to "sell" a certain amount of homes to survive but as someone who spent 20 some odd years with in corporate America being forced to close deals too early in the cycle that would delivered more value (money) if they were closed at the right time, I am managing my pipeline the way I want to.  Case in point, I recently told a potential buyer that they were better off renting as they were trying to buy for the sake of buying.  I will get that sale when they are ready and I will get referral business out of them because I put their needs ahead of mine. 

It is a balance....

i understand and i'm okay with that. i also just walked away from what others would have considered a sale, because to me it was obvious that to do nothing was in the clients best interest.

so i'll live with professional salesperson.

consultant's cool too.

I also would have to call myself a consultant or broker.  I don't really consider myself a salesperson, even a professional salesperson.  I do think you have a very good case on having a plan.  Any successful business person needs a good business plan

that word saleperson almost strikes fear in some. if you're purely on commission then you only get paid when...you close the sale. by definition that makes us salespeople.

what's in a title anyway.

i agree we need to plan.
