Here is an interview with John Horton with the Austin Board of Realtors. John compares Austin's market to the rest of the nation. Thank the good Lord I am living here, NOW. Of course, I was wishing I was in Florida and California 5-10 years ago.
Real estate goes in cycles; life goes in cycles.
I chased the market in the 80's from Texas to California and chased it back to Texas in the early 90's, before realizing it is pretty silly to vacate your base, as it will all come back in time; but coming back to your base 10 years after the fact does not work easily. Thus, my advise is not to continually chase the market as you will look back and regret not figuring a means to keep going until the market rebounds.
You may not understand it now, but you will in 5 years........

Great points and I actually made the same mistakes in the past without leaving town. I am just glad that though slow, we are still avoiding the catastrophic problems of other parts of the nation.
