I'll say it again:  Open houses are great!

Welcome sign for front yard of open houseAs often as I have gained clients and sales from open houses (both buyers and sellers as well as buyers of the open house), I still have other agents tell me that they don't work.  In order to make them work, you have to make them work!  There have been many posts by agents who love open houses.  But there have been a few posts on Active Rain by agents who don't like open houses.

As I think you know if you have read many of my posts, I am a big fan of open houses.  And although I don't use "bright yellow" balloons or signs, I do whatever
Gold and Black balloonsI can to get the attention of consumers.  I put out lots of directional signs, and many of my signs have bright red flapping pennants on them to help catch the eye.  A couple of times I did use a few balloons in the Century 21 colors of black and gold, but the red flags work just fine and it takes less time to set up.  After all, I do take about 2 hours to prepare for my open houses as it is, including flyers, advertising, invitations, and preparing a current market report.

You can't have a successful open house unless people come to it, and to get people to the open house, you have to get their attention.
  That may take some advertising and inviting all of the people you can, and making them fun to attend, in addition to getting the attention of drive-by folks.  For some ideas, see, for example, my post: More reasons for Doing Open Houses and Ways to Make Them Fun!

One of my open house directional signsI stumbled upon an open house last weekend when I was on my way to a showing.  The agent had a small blue sign in the front yard that was nearly invisible, and he claimed that there was a sign at the end of the street, but I didn't see it on the way into the neighborhood.  I checked on my way home and I saw that it was several blocks from the open house, was another light blue sign about 8"x10", and it sat right next to and was partially blocked by a telephone pole! 

Not surprisingly, he said that I was the only person other than 2 neighbors who had come. He said he hadn't advertised it because he had gotten busy with family stuff and hadn't had time.  He will probably be one of those who complains that open houses don't work.

But I'll say it again:  Open houses are great!

Hi Susan,

I've become a fan of open houses now that I understand that they involve more than just posting some signs and opening the door.  They do involve a higher level of marketing but do produce lots of positive results.  My question is on attraction.  What techniques on raffles, give-aways, entertainment have you found to enhance your attraction?  Thanks.

Open houses work, if you WORK them. The guy who doesn't put in any prep time and doesn't get an results -- well, you reap what you sow... and if you put in the time to prepare properly... well, you reap what you sow...

Open houses are great....  On Sunday's they are usually the last thing I want to be doing but I do them at least three Sunday's a month. Once I get there Sunday I am fine but even with having prepared ahead of time they would not be as good.  We are a big open house  market I believe.  Not every part of town is as good as others.

I think you get what you put into them. My top realtor referral partner loves open houses. Not necessarily to sell the open house, but to get new clients. She goes into it with the knowledge that she WILL sell them a house.

There are many ways to get clients...the key is to measure whether this is the best way to spend your time. I believe that open houses are way down the list of effective marketing techniques. That doesn't mean they don't payoff. There are just other activities that are usually more effective.

That being said, an open house in the right location at the right time can still pay off handsomely. The key is not to be doing it just to keep sellers happy.

Hello everyone - Thanks for your thoughtful comments!

I appreciate your feelings about family Sundays, Lyn, but open houses don't have to be on Sunday.  I have had successful opens on Saturday and on weekday evenings.

I started to answer all the questions raised in this comment and realized it was getting to be longer than the post!  So I will do a follow-up post to answer those questions and comments.

Open houses work, especialy in tracts. So why do one on the weekend rather than stay home? Well, the average buyer has a job and works 5 days a week! In a competitive market, you must make yourself available to the public when they are available. I don't always expect to sell the house, I'm holding open but I expect to get one to two buyers ( and maybe a seller also). I would urge all bew agents to consider doing open house as a way to develop and grow their database.

If you don't think open houses won't work, then they won't! I closed an escrow this year at $265K (the county area average is less!) as a result of doing an open house for an agent in another office at my request.

Larry - So right!  And don't overlook weekday evenings either.  I have held successful open houses that started about 5 PM and your signs will catch those people on their way home from work.

Susan ~ I also love open houses despite the fact that I have had many open houses when the attendance was poor or no one showed up even when I had adverised, etc.

I live in a very large market of over 26,000 agents-it is very rare that someone coming into an open house is working on their own whether they have physically signed the buyer agency contract.

When they  are on their own-they are just at the beginning of looking and do not want to hook up with an agent "JUST YET".

Then there are the buyers who only want to work with the "lisitn agent"-why dod they think that agent is about to give up some of their commission to a strnger off the street.

It's not that we don't get a lot of traffic through tthe open house-we do-these are just some of the obstacles.

We are in such a rural area that they really do not work but what I have been seeing is open houses during the week and inviting agents and brokers to them offering gift cards and such....
