GLENDALE ARIZONA LANDLORDS TAKE NOTE!!!
Glendale Arizona, home of both the Arizona Cardinals and the Phoenix Coyotes, will now put property owners on the hook for unpaid utilities by there tenants. Investors and potential Landlords in Glendale take note - you may want to consider properties in one of Phoenix area's other 20+ municipalities.
As of Tuesday, new utility service for single family homes, duplexes, and rental properties of 4 or fewer units can only be established in the name of the property owner not the tenant. If your tenant skips town owing you rent money and leaving your property in disrepair, you will not only have to evict the tenant, repair the property but ALSO PAY HIS/HER UTILITY BILLS!!
I'd suggest this should be of serious consideration for investors looking to purchase potential rental properties within the City of Glendale. The City of Glendale provides water, sewer and garbage collection to its residents and therefore the new law will effect those services. These are not typically services provided for by the landlord of single family homes but new leases should also consider this fact.
