Do you know what your home is really worth?  Not the comparative market analysis prepared for you by a REALTOR® for a listing presentation; not the value you guess at by viewing real estate ads; and, not the vague and probably inflated worth offered by well-intentioned friends and others who think they know the market. 

Your home’s true worth is the value that the market places on it, and that is what a Buyer is willing to pay.

An accredited appraiser can provide you with an opinion of value, which is an impartial estimate of the true value of real estate.

An appraiser is a trained professional who observes, researches and analyzes the real estate market, taking into account the various contributing factors that affect value. They are interested in facts, and will thoroughly investigate the property being researched. In order to do the job to the best of their ability, appraisers keep abreast of current market trends, the general value of real estate in the area, taxes and special assessments.

The appraisal is usually a written document setting forth an opinion of value for an adequately researched property as of a specific date and supported by the presentation and analysis of relevant data.

An accredited appraiser provides a vital role in the world of real estate offering support, advice and valuations on real property; a role that's become even more important in today's ever more value-conscious society.

Getting an appraisal proves what the home was worth, it may or may not be true in today's market of declining values.  I always suggest an appraisal, the problem today is this market is like none we have ever seen and many times the appraisal does not show the real competition.  Appriasals are great for Short Sales and closings.  CMA's and real BPO prices are better for the market, that is if they are prepared by a professional realtor who is well educated in property valuation.  We all have a great place in this amazing process.

Are you saying in your first sentence Mary, that you don't think an appraiser would take in to consideration, at least to the best of their abilities, the market conditions?

I particularly like the independence of an appraisal and especially for unrealistic sellers.
