    Reasons To Sign Up With A Buyers Agent.

First off they know their stuff. Do you know if you are not represented you are called a Customer? Basically with not many specific services assigned to you by ANY agent. Yet with representation, you move to the highly prized CLIENT category with a lot of "good stuff" you now get. Some reasons to use a buyers agent:

  • you get help formulating a negotiating strategy
  • the negotiating strategy is NOT revealed to the seller
  • you will be told if the current property is in violation of deed restrictions
  • you will be presented with a comparative market analysis showing you if the property is overpriced
  • the person representing you has your best interest
  • Negative features such as an inefficient floor plan will be brought to your attention
  • "Property Wanted" ads can be placed to find property for you
  • you will be informed how many Days On Market the listed property has been on the market

A Buyer's Representation Agreement is a SMART idea for any buyer to get the full and necessary services of a professional in this industry.

SIGN UP, and get the GOOD STUFF.

Excellent post, Gary!  I know buyers have more information than ever about real estate these days, but when it comes time for negotiation, strategy, inspections, etc, etc... you need someone on your side.

Gary -- I am a listing specialists and I work in some remote areas. I would not want to show my own listings without a buyer broker agreement. I would not want to risk a whole Day of my time driving to and from a showing appointment without knowing I could sell another's listing if my Buyer did not like mine.

Well said, Gary! Although buyer's are still reluctant to sign these, a little practice makes perfect! It's now rare for me to work with a Buyer without an Agency Agreement in place these days.

I only work with sellers who need a short sale as a listing agent. All buyers who find me from all sources get referred to the best buyer agents I know for the area and the price range. Buyers deserve to be represented by Realtors who are fully dedicated to them.

Don't forget about "pocket" listings, coming soon listings and such "available" properties that may not be "on the market"  but able to be purchased that are not widely known or on the internet.

The "needs" analysis - helping someone actually figure out what type of place best suits their long and short term needs & wants.

And last but not least - a buyer's agent is going to call their loyal buyers when they come across a truely great deal rather than call casual lookers that may or may not be talking with several agents.

Gary - there are so many good reasons for buyers to work with a buyer's agent, especially with the market conditions we have right now (but it's smart anytime). It's hard to understand why someone would not want to have that representation and guidance. Some, I suppose, feel they can get a better deal working directly with the listing agent, without, perhaps, realizing potential consequences.

Great Post. I've said for years one of the best things our industry could do is make the use of Buyer Agency Agreements mandatory. We won't list a seller's house without a listing agreement and a we shouldn't be working with buyer's without a Buyer's Agency Agreement.

Excellent post my friend as always!  Hiring an agent to represent you is at no cost to you...so it leaves me scratching my head to find people wanting to represent themselves when a buyers agent does so much in their behalf...and at no cost to them... :)
