Homes priced well on Long Island are selling. Just last week I listed a home at 1 Sabatino Court in Deer Park, New York. The seller is motivated and reasonable. They were willing to look at the numbers and make a reasonable decision when pricing the home.
After studying the comps and market trends for Deer Park we put a price on the property. The seller had the house freshened up with new paint and refinished the hard wood floors too. Fresh landscaping and mulch went our front.
Then the weekend arrived and we had our first open house. A buyers agent came with their client and low and behold....you guessed it, we had our first offer. The inspection is completed and we have a few repairs to work out but I feel confident that the deal is done.
In this scenario, pricing the home "compellingly" led to great traffic and a good solid offer in the first three days on the market. The market is moving that is for sure.
Sellers please just take into consideration supply and demand and realize agents are here to help you accomplish your goals!
