SHOULD WE CONSIDER DOING A SHORT SALE?  Chances are if you are asking this question, you are feeling desperate....can't make your house payment or haven't made your payment in a couple of months.  You may be loosing sleep at night because of fear.  Maybe you or your spouse have lost your job.  Please don't feel alone and with nowhere to turn.  If you live in Delta County, Colorado, or anywhere in western Colorado, just give me a call -we're here to help!

First, know all your options!  No two situations are alike.  I know that sounds like a bit of a cliche, but it is true.  Every loan is different, your hardship is different and this makes your options different.  There are currently several loan modification options available depending on the type of loan you have.  One of them is HAFA.

DO YOU QUALIFY FOR HAFA (Home Affordable Foreclosure Alternative)?

1)  Is this your principal residence?

2)  Was the first mortgage orginated before January 1, 2009?

3)  Are you behind on your payments now or feel you will be soon?

4)  Is your loan for no more than $729, 750?

5)  Is your mortgage payment more than 31% of your gross income?

Eileen - correct. If short sale is better than the alternatives the seller should seek out a local short sale expert Realtor.

The question is what are the alternatives ...  Foreclsoure - NO! --- Short Sale is certainly a good possible solution.

Thanks, Dave.  We have had a few short sales, but I think people just really get so discouraged they throw in the towel and let give it to the bank.  We have to show them another way.

 

Troy - thank you for commenting.  I just don't know when the banks are going to figure out that a short sale is better for them.  PS - are you related to the wrestling family of Funk's?
