You have the perfect listing, the Luxury estate in the guard gated community. It shows beautifully, it is priced correctly, and you have advertised it with it's own designated website, in Luxury real estate magazines, and online sources including AR, Realtor.com featured listing, point 2, redbird, trulia, zillow, Wall Street Journal, New York Times, and even craigslist. You even offer a $10,000 Realtor bonus, all to no avail. Ok, the listing is 6 weeks old, but the last 2 weeks it seems Dead in the Water. The owners are not interested at this time doing a price decrease and being in a gated community, open houses and broker opens are not allowed. So I'm wondering, what can I do to get it SOLD?? I want to know what has worked for you.

I suggest offering a "Dream Item" to the buyer and take away the agent bonus.
Outdoor kitchen, 60" Flat screen TV , a trip?? If the sellers are willing to pay that big of a bonus , a buyer could get a really nice gift if they buy the home. It could be a deciding factor between your home and another listing.
