Providence: This Is Your Fault! by Highway 380 Realtor

Back in 2001, I thought that I was doing well as a new home sales counselor for Ryland Homes. I opened up a new community in Krum called Eaglechase and it was hot! I had 3 builders trying to keep up with my sales pace of 8 homes a month. We were dominating the North of Denton new home market.

Well, my bubble of real estate super-stardom was about to burst. I was driving down Highway 380 in the summer of 2001 and noticed dirt moving on a new project called Providence. The billboards read, something about Prices From The $80s (not to be confused with the $180s - prices actually started under $90,000). Billboards had pictures of a lifystyle community complete with waterparks, biking trails, and playgrounds. Real estate as I knew it was about to change forever.

And it did in a very big way. Super-sized communities with huge amenity centers like Providence and Paloma Creek on Highway 380 changed everything. The quote from Field of Dreams, "If You Build It, They Will Come" certainly applies to Master-Planned communities around D/FW.

The town of Krum (just north of Denton, TX) is about 30 miles from Providence, but I still lost sales to builders like DR Horton, Choice Homes, and Vision Homes inside of Denton's new super community. Today you will rarely see a neighborhood anywhere around D/FW without a playground or small sports court. It is the price of comptetion and the ante went up. Master-planned theme-park-type communties influenced the entire market around D/FW.

Providence (Huffines Community) is still a big player in the new market along Highway 380. Now that I am a realtor at (Keller Williams of Denton) and no longer directly competing with Providence, I will admit it. Providence does offers a great value. Lifestyle communities are the future of Texas real estate! 

If you can't beat them, join them - right? On a personal note, I am considering a move to one of these super-neighborhoods along Highway 380 sometime in the next few years.
