Have you had your house on the market for way too long and you just can't figure out why it's NOT selling?

 

There is a combination of key factors that come into play when SELLING a home.  

REPRESENTATION- Representation is key when deciding to put your home on the market.  Choose a Real Estate agent and company that is experienced in selling homes in your market. An agent should know the community well, should know of the homes value and should always have your best interest at heart.  Interview a few agents to find the right fit for you.  Make sure that your agent will be thorough in the marketing of your property!

PRICE- The way a home is priced will definitely determine the way a house will attract buyers.  Is the house priced at fair market value and with a competitive list price or is the seller listing a high price and hoping for an unsuspecting buyer that will be willing to pay an unrealistic price!  If you have chosen the right agent to represent your property they should have you priced at the right competitive price for today's market.

CONDITION- A homes condition will also play a big part in the outcome of a sale.  Is the home in it's best condition?  A seasoned agent will always recommend for the house to be in it's best condition before putting it on the market.  A home that is well maintained and shows like a model will attract more buyers and help a seller sell for "TOP DOLLAR"!

When EMPIRE HOME Staging Solutions got the call to stage this recent property, we came to find out that the sellers had the property on the market for over a year. This seller needed change and they needed it QUICK!

 

This seller realized they needed better REPRESENTATION!  The seller signed a new contract with an experienced agent who was knowledgeable in their homes market and knew what it would take to sell their home.  The new agent recommended they sell at a more competitive PRICE and that they have a professional home stager come in to assist them with preparing their vacant property!  The new agent knew that in order to sell, the CONDITION of the property needed to change.

 

 

 EMPIRE HOME Staging Solutions recommended a color palette to paint the exterior of the  property in order to update and freshen the homes curb appeal.  Yard clean up and new  plantings to give the garden a fresh look.  We also suggested new paint and minor repairs on  the property that helped enhance the property's condition.  Bringing in furnishings from our  inventory to give the home a warm and welcoming feel that would allow buyers to envision  themselves living in the space paid off for this homeowner!

Of course it sold Michelle...it looks fabulous!! Every seller I speak to I bring up these exact 3 points and remind them that they cannot control the market but they can control these 3 factors...it is in their hands and they are ultimately responsible for making sure all of these elements are in place to get the best possible result.
