The pest inspection report is a report by licensed Pest Inspection Company that inspects the visible and accessible areas of a home for evidence of infestation and/or infection.

  In California the pest inspection report has two sections where repairs are addressed.  They are called Section 1 and Section 2.

  • Section 1- identifies anything in the home that is currently infested (termites, wood-boring beetles, carpenter ants, etc) or infection (fungus, wood rot).
  • Section 2- Identifies visible conditions that are likely to lead to infestation or infection in the future, but that are currently not infested or infected (moister conditions, etc...)

Who pays for what repairs is negotiable in the purchase contract.  It is customary, however, in San Diego for the seller to pay for Section 1 repairs and the buyer to pay for Section 2 repairs (VA loan requires seller to pay for both).  The buyer customarily pays for Section 2 because it is considered a preventative maintenance issue.

After the repairs are completed the pest inspection company will provide the home owner with a Certificate of Completion.  This is a statement by the pest inspection company that the property is free of infestation and infection.   This will be give to the buyer and the lender if they require it.

If the request for a pest inspection was in the purchase agreement, which the lender gets a copy of, they will usually require at least Section 1 to be cleared, but sometimes Section 2 as well depending on the severity of it.
