Home rentals scarce

The news is out. With all the home foreclosures rentals are in high demand. According to the Colorado Department of Local Affairs, Division of Housing, the vacancy rates are very low. 3.1 % as of the first quarter of 2010, for the Denver Metro area.

So what does that mean for landlords. Investment property is a good opportunity right now. I recently did an audit on my own rentals and found I was underpriced on my rents by almost 10%. Now may be the time to start increasing your rents and by doing it incrementally you likely won't lose your tenants.

In Atlanta, it seems that rentals are scarce too. But it doesn't seem like it's translating into higher rents.
