Around June of 2009, Bob Stewart issued a challenge to write hyper-local posts, and I accepted. Not only were getting the extra points nice, but the hyper-local posts were actually fun to write. Imagine that! Something related to real estate in this economy that was fun to do! I chose to write about the 39 condominium communities in my farming area, and it took 12 months to get through them all, mainly because I just couldn't find a format to my posts that I was happy with. Finally, about a month ago, I did, so writing posts goes much more smoothly now, and once I get through this second round, I believe I'll be able to go through all 39 communities each month to provide market updates where relevant. Has it all been worthwhile? Let me put it this way. I had a nice weekend planned for Labor Day, and just as sure as I planned it, last Monday a lady from New York emailed me with a request to help her find a condominium in Mission Valley. She said, "Your Mission Valley condo posts are all over the Internet." Via email I sent her properties to consider and got my buyer's rep agreement signed. She flew into San Diego Thursday night and we went looking at properties all day Friday. We're set to do the same thing Sunday, and Monday, if necessary. People rarely fly from New York to San Diego on the spur of the moment, so that got me to thinking just what "all over the Internet" means. Following are the 39 condominium communities I work in and where my ActiveRain postings are in a Google search. Depending on what you add to the condominium community names — "Mission Valley," "San Diego," "Mission Valley San Diego," or "San Diego Mission Valley" — here is what you'll find for my ActiveRain posts: Google search as of September 4, 2010, using the Google terms below: That's just what I searched on this afternoon. You could also search on "Mission Valley condos San Diego" or any number of iterations using "mission valley," "condos," "san diego," and the community names, and you'd get very similar results. Now I know what "all over the Internet" means! ♫♪♫♫♪♫ If you're looking for a great real estate agent in San Diego, well, I'm available 24/7, so feel free to contact me by phone or email. Jim, we all love ActiveRain Success stories. AR is a great place to learn new ideas, share opinions and best yet, make our available and visible to the consumers who are looking for us.
Jim, You got me inspired. I've wanted to do similar things for communities around my area but you just showed me that I need to get going and just do it.
Jim, looks like hyper-local posts are working well for you. Good Job! Good luck with your new client.
Oh heck you are likable anyway. I did decide to check some of my series that I did around this time and discovered the same thing.
Those are great results, and congratulations on the sale...a little in advance.
Thank you
Hi Jim, I really appreciate your post today! It's really timely for me. I went out and looked at your community profiles, blogs and websites, etc. I like your personality! Plus, you seem both knowledgable AND fun spirited. Now, it is clear to me how localism & hyper-localism should look and feel. I GET IT! Thanks so much, Jim. My work is cut out for me & I'm quite excited to tackle it now.
Hi Jim - that is great that you have had such success. And the hyper local posts are really calls to actions in my opinion. I have had many calls like this as well. Hope you find your new buyer a condo!
This is a wonderful article. I read one of your hyper-local articles, too and it was well done. I have just started on active rain and I have written articles about condos and townhouses in my area, and they are coming up at the top of google, but your format is so beautiful, I am going to borrow some of your ideas. I may call you because I still don't know how to fold text around pictures or how to put pictures all on one line.
Jim, I think this is exactly what I needed. I'm getting my blog site together, and I've been wracking my brain trying to figure out what I'm going to begin my blogging career with. Seems like just jumping in and getting some marketing stats out there might just be the best way for me to "break the ice." Now if I could also find a format that I'll be happy with.
I so totally agree. I've changed my direction a little when I started The Blackberry Chronicles taking pictures of hyper local places in and around Seattle. The outcome is a lot of searches for location put me on the first page of Google and Bing... Great post... thanks...
Jim,
How awesome is that. I have the same goal in my area, but am not as far along. Love to hear the positive success and hope you have something under contract by now.
All the best, Michelle
Jim, Congratulations on the featured post and thanks so much for the inspiration! You have found the key! All the best!
Gloria
excellent information. I am going to back and check out your post and see if I can "Borrow some ideas". Thanks for sharing your results.
Jim...Great story. I am just putting together a plan for hyper-local posts. It seems a bit daunting at this point but your post has inspired me.
Congratulations, Jim, on your success of being found "all over the internet." That's really impressive and the fact that you got a buyer in from across the country because of your online marketing is awesome!

Jim, this is a great post to study for combinations of key words you used that could be applied to my area or anyone's area. No kidding you've got it covered! Wow!
Jim Frimmer , congratulations on picking up a client. You've not only demonstrated the power of activerain but you have motivated me to write about some of the communities in my area.
Your blog also reminds me of a similar story. Someone hopped on the internet to research a house that was just listed. What popped up? A video I had shot of the house a few years back when it was a rental property. They watched the video and loved it enough to contact me directly and thank me for the video. They didn't buy anything through me, but it shows that my information can hang out in cyberspace for a long time and eventually lead someone back to me for business.
