They took the whole house !?!?

I am  sure we have seen bank owned homes with the fixtures removed, appliances gone, carpets torn up, etc.  I recently ran across a property where the owners really went to the extreme. 

I was asked to do an interior Brokers Price Opinion (BPO) by one of the major banks.  So I drove out to the property, a 2 acre ranchette out in the country.  There are mostly corn fields on both sides of the road.  I am watching the addresses on the mail boxes.  I know I am getting close then suddenly I am past it.  But I didn't see the house.  So I made a U-turn and looked again. 

I then realize that the empty lot that I had just passed is what I am looking for.  THEY HAD TAKEN THE WHOLE HOUSE!  At the back of the property is a detached garage in pretty rough shape and the well pump and tank.  But that is it except for dirt. 

I went back to my office and notified the bank of what I found.  They said to go ahead a do the valuation based on an empty lot.  So I pull up my comps, and start on the BPO.  I go to googlemaps.com to find my distances from the subject property to my comps.  As I put in the subject property address I click on the picture next to step one on the directions and there is a picture of the house.  It's up on blocks with the moving truck parked next to it getting ready to take it away!

I immediatly let the bank know what I have found, and sent them a link to the picture on Googlemaps.  So they tell me to hold off on the BPO.  After a couple of weeks they tell me to go ahead and finish it as a vacant lot.  I don't know if thats the last I will hear on that one.  Stay tuned.

At least they left the garage.

 

 

 

I guess these people didn't want to bother with removing appliances and taking out the fixtures and packing them up.  They figured it would be easier to just move the entire house.

 

 

 

 

I guess they didn't want the well.

Holy cow. This is the first time I've ever heard of this. Surely the owners signed mortgage docs promising to protect the security for the loan. I imagine the insurance company will be looking for these guys and its missing house. This is actually pretty funny in a disturbing sort of way.

Elizabeth - I have become a little famous around the office ( My 15 minutes?) for this.  People will come up to me and ask me if I found that house yet.  I haven't heard anything from the bank lately, I wouldn't be surprised to receive a call from an attorney at some point though...

Russel sent me, and I am glad I came... Worse I've seen is a missing furnace, or missing copper pipe, or missing copper wiring, or missing fixtures in a recently remodeled bathroom. How did the story end??

Deborah and Fred -  I never did hear back from the bank once I submitted my BPO for the vacant lot.  Of course with the speed at which the banks and courts work I could hear from them a few years down the road.  Thanks for stopping by and for commenting.

That's too bizaare. The most I saw was when an "owner" ripped out the entire kitchen, floors, moldings, bathroom fixtures etc. and it stacked all around the house. Several guys there with trucks. The bank, after foreclosure, did make out a police report on it. Oh, and Russel sent me too.

Holy cow. The WHOLE house?

What recourse does the bank have? Owners who strip the house has been charged with theft and malicious acts. Doubtful the perpetrators could have gotten very far.

Was it a mobile/manufactured home or stick bult? I have only had 1 mobile home removed from a lot so far, but who knows, we may still have another year at least of this.... The new bank owned listings i get seem to be worse for wear than years past.

Jim, I stopped over because of Russel's reblog.  I have to say - I am NOT at all shocked.  We see so much craziness these days.  Here's the thing, The cost to move this home was not cheap, I'm sure, even if it was a manufactured that was never permanently affixed.  Very interesting.

Scott - This was a stick built house, not a mobile or manufactured.  I think we will have at LEAST another year of this but probably more.

Juli - I don't think anything will shock me any more after this. 

Gary - Chips might be a good idea.  But I'm sure people would figure out a way around that too.  Thanks for the comment.

Jeremy - This is a rural area, so I'm guessing the house is now sitting on some farmers land somewhere nearby.  Thanks for reading.
