When listing your home For Sale in the Prince William County Virginia area, make sure your hire a Realtor who knows the area well. A good Realtor will show you a Comparative Market Analysis of homes that have been listed for sale, failed to sell and those that have SOLD in the past year in your community. By looking at the historical information of the past year, and the homes that have successfully listed and settled in and around your community will help us determine your list price.

So you might be asking yourself, what goes into selling a home in today's real estate market?

Well in my opinion the easy part is getting the home listed and under contract. In today's real estate market the challenge most homeowners face is from contract to closing and what's happens in the middle from the time you list until you hand over the keys to the new owner.

Once you have accepted an offer, comes the Inspection Process:

 

  • The Home Inspection- many homeowners really worry about this. Let's walk your home ahead of time.
  • The Home Owners Association Resale Inspection ( make sure everything has been approved by the Architectural Review Board of your Home Owners Association)
  • The Termite Inspection- needs to be completed within 30 days of settlement
  • The Radon Inspection- this is done when the home inspection done
  • Well and Septic Inspections ( if they apply)
  • The Survey- this is the process of making sure everything on your lot is within your boundary lines.
  • The Appraisal Process -Just because a buyer and seller agree to a price does not always necessarily mean that the appraiser will. Listen to what appraisers look for when evaluating your during the appraisal process.

Patrick and Dan, thank you for stopping in today. I recently assisted home buyers who wanted a home that was severely overpriced. However it was the right house for them so it was my job to help them get it.  The process was grueling, since the listing agent just listed the home at the value the sellers felt the home was worth because their home was "special". Negotiations were tough, then came inspections (don't get me started!!!) and then the appraisal process. It took two appraisals before the sellers finally realized they had begun with a lofty goal, only to realize the home was worth far less.

The moral of that story: List with a Realtor who knows your market well. Pay close attention to homes within the subdivision and a one mile radius that have settled in the past 90 days to determine Fair Market Value.
