Your Property Tax Bill May Be Deceptive

Real Estate Appraiser with AAA Property Tax Appeal LLC

Lower Your Real Estate Taxes: Westchester Property Tax Reduction

(also serving Rockland County, and the Hudson Valley)

Below, we will discuss on of the "tricks" towns use to make it seem as if you are not overassessed, when in fact, you really are.

AAA is operated by a New York Real Estate Tax Lawyer. We serve all towns in Westchester, Rockland, and the Hudson Valley. No upfront fees whatsoever; No reduction, No fee.  Unlike many competitors, we do not charge for filing fees, appraisal fees, and do not take reimbursement for any fees either. AAA Property Tax Appeal has reduced real estate taxes for hundreds of homeowners throughout Westchester, Rockland and the Hudson Valley and has done so without charging any fees, working strictly on a success based fee - - If the taxes are not reduced, the homeowner has spent ZERO.

How Do I know If I am Overassessed?

Many homeowners do not even realize they are being overassessed because their property tax bill utilizes inappropriate ratios to make it seem as if the Assessor's fair market value of the house is lower. Deceptive? Yes. Legal? Unfortunately, it probabaly is. Here is an example.....your tax bill might say the following:

Assessment: 68,000

Fair Market Value as of June 1, 2010: $480,056

Uniform Percentage to Calculate Fair Market Value:  14.15%

The above is extremely deceptive because the fair market value of the property as assessed by the Town is really over $520,000, making it a much better candidate to grieve the assessment. The percentage if value used in the above example is entirely inappropriate because it was used to calculate ALL properties, including commercial ones. But the above example is a residential home.

What Can You Do To Make Sure You Are not Being Overassessed?

The easiest way to make sure you are not being overassessed is by filling out the "Am I Overassessed" form on our website. We'll analyze your assessment and let you know whether your assessment is high.
