Not unless you intend to sell it before the end of the year.
Why would I recommend listing your house for sale now? Really it boils down to a couple of factors that we're all familiar with: SUPPLY and DEMAND
Supply. During the fall to winter months, inventories of homes on the market tend to drop. After what is traditionally known as the "selling season" people have either sold their home or pull their homes off the market after unsuccessful attempts to sell. That means supply drops dramatically from say June.
Demand. Believe it or not, the fourth quarter of the year is usually one of the highest demand times of the year for homes. One driving force behind the demand is the Homestead Tax Exemption. For those not familiar, Texas offers a reduction in your property taxes for your primary homestead. The rules are pretty simple: You have to be in the house when the clock strikes midnight, New Years Day, January 1st and you have to fill out a form to request the exemption. The saving can be a few thousand dollars a year!
Are there other factors that might affect THIS YEAR in particular to be a good fourth quarter selling season? Of course, otherwise would I have mentioned other factors!?
