Moreno Valley is the place to be. Nice rental properties are ripe for the picking at $60-$80 per square foot in today's market.

Yeah, it's an amazing time right now. Sales prices have dropped by $200%+ in many areas out here. Prices and rates are down and the rents are holding fairly steady. Lots of things are pointing in the right direction out this way and word is getting out.
By the way, I see you are from Everett. There is some great wrestling out your way, my boys tangled with a few of Everett's boys that were tough as nails over the years at regional and national tournaments. They run a very good program up there. :)
