Why You May Want to Stop Using Scripts

Using scripts is old.

How old? I did a blog post a few months ago telling people to practice using scripts everyday....today that is old advice. That's how fast you must adapt to succeed in real estate.

The old scripts just didn't feel right to most people anyways. You may or may not have already realized that they weren't that effective either.

As you'll discover, and probably agree, reading scripts on the phone is going the way of the dinosaurs, the home phone, and newspapers.

Why?

Because the new scripts are not even scripts at all. They are just words and phrases that we all naturally use. The more you use them, the more you'll realize that you're truly months (if not years) behind...and it's taking business away from you.

I've personally never been one to use scripts but many agents in our office swear by them and have been using the same ones for years.

Yes, using the same ones over and over eventually will not lead to more sales.

thanks for the info... i will look over the press kit today too... i have always hated scripts and never used them... i hate it when people use scripts on their voice mail too.. especially the ones that go on and on!!

I have personally never used scripts. One must know how to talk to people. It seems one is fake. Now, one can practice using scripts to learn the business in the beginning. However, one must use their own language so people do not think they are fake.

Scipts do not sound like you.  Need to talk naturally to connect with people.  Good Advise.

Yes, many of us use tired old platitudes and most of us as consumers ignore them. Every industry has a version of these. Like " I want to earn your business" or "We work to exceed your expectations" blah, blah.

There is a better way and that is just talking normal.

I've always felt it shouldn't be about scripts, it should be about goals.  "Opening lines" or "lead-in questions" I'm fond of, but the person on the other end of the phone doesn't always have the script in front of them, telling them how to answer  :)

I have been resistant to using scripts but have found, as a new agent especially, that they are a great starting point as long as you don't make it your ending point. Take it, learn it, then throw it away and just have an honest conversation.

That's write. We do repeat the same information again and again, and even it is created, customized, modified by us and our experience, those are still...scripts.

After all:

Script is:

  • ''an automated series of instructions carried out in a specific order.
  • the social role or behavior appropriate to particular situations that an individual absorbs through cultural influences and association with others.''
