Are You Utilizing Your Attachment Capability in MLS?

clipsWe are so fortunate in Austin to have the capability of utilizing an Attachment Feature in our MLS system.  I love it!!  You can upload the seller's disclosure, survey, floor plan, septic addendum, any relocation addendum, brochures, virtual tours...the list is endless!

What I don't understand is why agents aren't utilizing this feature!  I've been showing a great deal of property lately and am amazed at the number of agents who do not provide information we could easily print off for our buyers when showing their listings.  Are agents just lazy or do they not know how to upload vital information on their properties they are listing?

Please take the time to make available the information we need to promote your listing as we are showing...in this information age we shouldn't  need to be calling, emailing or texting you...it should be available on line in the MLS.

It isn't just Austin REALTORS that do not take advantage of what is available in MLS. Another good thing to put in the attachments would be Deed Restrictions and Subdivision Restrictions. I have agents call me about a listing of mine asking questions that have already been answered with the listing information some have even admited that they have the MLS sheet in hand! Go figure!

You know I've seen agents say "see attached disclosures" but have no clue where they are, so I have a feeling we may have that feature also.  If not it is an excellent addition.

As a listing agent our MLS provides so many things to make our job easier. When used agents love to show our listings because they can get all their questions answered in a click of a mouse!

Some just don't take the time to look over the MLS but with so many agents not uploading important facts agents just don't look to see if there are attachments!

We have the attachments as a feature along the side of the MLS printout that you can click and what ever the agent uploads you can click on.. survey, floor plan, brochure, virtual tours etc. I love the feature!

Yup, they are lazy.  Ironically, loading the attachments on the MLS will actually SAVE them time.  They won't need to field endless calls from brokers and fax or email the information.  Their lack of use of that feature just shows their lack of organizational skills.

Most investors won't even consider looking at a property until they have reviewed the income/expense reports.  When that is loaded on the MLS, it speeds up the process and speeds up the sale.

Dorie, Excellent reminder point. Here in North Texas in NTREIS we have that too and everyone puts in the Sellers Disclosure but all the other wonderful ideas you mentioned should be covered as well for extra information.

We have this same feature in Houston and most agents do not take advantage of it. I love it, if used properly, another agent has everthing that they need to make an offer! It is my desire to make it so easy to work with me that you look forward to selling one of my properties!

Dorrie we don't use this feature as much as we should.  Photos are required and the lead based paint disclosure is required.

Dorrie, I think that a lot of agents are totally technology impaired.  I know that it takes me longer than it should to figure out the new features on our multiple listing service - and I have no real excuse!
