August with 62 closings had only 7 less than July in Sumter County South Carolina.  We are seeing an increase in the number of rentals in Sumter for various reasons and the rental market is hot right now.

The year to date closings in Sumter County is slightly below the 2009 numbers.  Through August 2009 Sumter County, SC had 604 units closed to 565 for the same time period in 2010.

Days on Market for Sumter County, South Carolina increased from 147 in July to 150.  This indicates that homes that have been on the market longer were selling in August.

Listings per month decreased from 150 in July to 124 in August.  This continues the lower listing trend in August to July that we have seen over the past several years.  If Sumter County continues to follow the trends, we should see decreasing listings over the next couple of months.

Sumter County year to date listings is still above 2009 levels.  2010 has outpaced 2009 listings by 85 listings just on residential properties (not including land).

Total number of listings available from July to August decreased by 49 units.  This is most likely due to the lower amount of listings and the number of units sold.  This leaves 1425 units available in Sumter County.  Again, this is only residential properties with houses on them!
Active Listings August 2010
As normal for Sumter County, the median home price fluctuates month to month.  For the month of August the median home price was $132,363 and decreased over the July Median home price of $143,250.  As we saw the median home price fluctuate, the $/square foot, median square footage and average home price.

The average $ per square foot decreased in August following the trend of the median home price and median square feet.

As I recommend every month, please consult a local Realtor® about the local market.  Even though the Sumter Board of Realtors provides data, this data is very specific to Sumter County and residential home sales only.  I do not include other counties in our Board of Realtors nor do I include lots or land.
